For Property Managers

Helps structure conversations with consultants and contractors, making next steps clearer and more informed.

For Project Teams

Provides a shared reference point that helps align technical understanding across clients, consultants and contractors.

Why Guides Matter

Clear guidance before decisions are made.

Most building issues develop over time and are not always straightforward to assess. These resources are intended to give a clear overview of common problems, typical causes and the considerations that should be made before progressing to detailed investigations or works.

They are not a substitute for professional advice, but they help ensure that when advice is sought, it is more targeted, more efficient and more effective.

Current Focus

Focused on real building issues.

The current guide set focuses on the issues most commonly encountered in apartment developments: façade deterioration and renewal, balcony defects and threshold concerns, recurring water ingress, and maintenance planning for capital works.

These are typically the areas that lead to larger projects and require early clarity to avoid unnecessary cost, disruption or delay.

Technical Insight

How water ingress can travel through a building

Internal damage rarely appears at the point where water first enters a building. In many apartment developments, moisture enters at exposed interfaces such as balcony edges, façade junctions or window heads, then travels through concealed parts of the construction before becoming visible internally.

The diagram below illustrates a typical pathway and helps explain why recurring leaks often require structured investigation rather than localised repair.

Key point: Internal damage location does not necessarily indicate the point of water entry.
